Leaky & Bursting Pipes

Leaking pipes can happen for many reasons, but the bottom line is that if left alone, those leaks can cause many times more in damage to nearby building structure, than just water cost.

Pipes can leak due to:

Aging – old buildings or houses may have the original plumbing, and eventually will need to be inspected or replaced. With older pipes, it may be the use of a chemical drain cleaner that has damaged the pipe or joint.

Corrosion – This wouldn’t be a problem for pvc type piping, but for anything metal that is exposed to moisture, eventually the rust build up and/or corrosion that happens over time will be bad for the water piping.

Freeze Damage – Generally, any water piping that is exposed to the outside or under-insulated can become a problem when outside temperatures fall below freezing. No matter what kind of piping (copper, pvc, zinc, or steel), frozen water can be a force to be reckoned with and if cold enough will damage the toughest piping material.

Not sealed properly – This generally happens during construction, but can be exposed later on after the building structure starts to settle or perhaps during an earthquake.

Safe for Septic Systems?

It is a common misconception that garbage disposals cannot be installed when a septic system is connected. Toilet & Faucet Repair

Sometimes, leaks can be hidden and not so obvious, but there is a good way to check for leaks without going under the house. To check for a water leak in the house:

  • Turn off all faucets and water-using appliances. Make sure no one uses water during the test period!
  • Take a reading on your water meter, wait 30 minutes, then take a second reading. If the dial has moved, you have a leak.
  • Call a licensed plumber to locate and repair the leak.

To check for a water leak between your meter and house:

  • Turn off the the water supply to your house (locations vary, but the valve is somewhere between the water meter and the hot water tank).
  • Check your water meter; if it is still moving, you have a leak in the water line from the meter to your house.
  • Call a licensed plumber to locate and repair the leak.

Leakey Toilets

Leaky toilets not only waste water, but can also damage floors, subfloors, and ceilings (if the toilet is located on an upper floor). This seemingly small problem can add up to big headaches and lots of money!

To check for toilet leaks:

  • Place food coloring in the toilet’s water tank. If the dye shows up in the bowl after 15 minutes, the toilet has a leak.
  • Check around the base of the toilet; even a small amount of water can indicate a leak.
  • Call a licensed professional plumber to assist with repair or replacement of the toilet.

Water Pressure Systems

If you live in rural King County, then chances are your source of water is coming from a well. Whether you are building a new home or need repairs on your existing system, Maple Valley Plumbing is your complete solution providers. We can install complete pressurized water systems for residential and light commercial applications.

Of course, there are times when your existing system needs maintenance or repair. Most newer pressurized systems use a pressure tank with a rubber bladder that is filled with air to create pressure when water is pumped into the system. These rubber bladders eventually need to be replaced and depending on your equipment, the work can range between replacing the entire tank to just the rubber bladder. Either way, you really should have a licensed plumber make the repairs to ensure the entire system is fully functional.

Water Main Repairs & Replacements

Water main leaks or breaks can be very messy, and expensive if not fixed in an urgent fashion.

In many cases, the leak may not have physical symptoms (i.e. soggy lawn or running water where it’s not supposed to be), but you may notice your water bill is increasing without your usage of water going up. The dollars can add up fast, so it’s best to have a professional plumber assess the problem.

Detecting a Leak

Aside from the obvious symptoms, like a soggy lawn, wet driveway or street, or worse yet, a sink hole, there are ways to detect water leaks without special equipment. Here is a common way to detect leaks in the main water line to your home:

Water Meter

  1. Turn Water Main Off – In most homes, there is a main water valve that can be shut off before entry to the household fixtures.
  2. Remove Lid to Water mMeter – There may be a cover to the meter itself that can be lifted so you can see the measurement dials.
  3. Watch the Meter – if there is a leak, the meter will be running.
  4. Ensure Testing – If you do detect a leak at the meter, then just to be sure the shut off valve is doing its job, turn on a faucet inside the house. If water is still running, then your shutoff valve may be defective. If there is no water running, then the test at the meter was accurate.

Septic System Installations & Repair

A well maintained septic system usually means trouble free use of your septic system for long periods of time, but eventually, even the most diligently maintained systems can fail. Sewer Line Installations & Repair

Sewer lines can be damaged in many ways. Older homes in particular may have large trees around the sewer line where eventually their roots invade the pipe lining, thus creating a blockage.

Even though we don’t typically have extremely cold weather in the Puget Sound area, there can be problem resulting from cold snaps where the ground freezes and pipes may not be buried deep enough to prevent damage. Obviously, frozen pipes are never a good thing.

Rain Water Retention Systems

There are rain water storage tanks for different applications:

  • Rain Barrels – Generally, rain barrels can be used for smaller applications and are easy to install.
  • Above Ground Rain Water Storage – The storage tanks can range from plastic composite to aluminum and can be used for landscape irrigation, livestock, and refilling water features and ponds.
